Air balance report for occupancy — restaurant and small commercial project in Ottawa

You're ready to open. The air balance report is the last piece.

On most restaurant, café, clinic, retail and office fit-outs in Ottawa, the HVAC is designed by a mechanical engineer who has committed to a general review of the work. Before that engineer will sign off — and before your occupancy can move forward — they usually ask for an independent air balance (TAB) report showing that the supply, exhaust, kitchen hood and make-up air actually deliver the design airflow. Restaurants also need their kitchen ventilation working properly before the Ottawa Public Health pre-opening inspection.

GreenTech Air Balancing handles small projects quickly: one RTU and a few diffusers, a kitchen hood with its make-up air unit, a dental or medical suite, a retail unit. Send us the mechanical drawings (or a photo of the equipment schedule) and your target inspection date — we quote within one business day, book around your schedule, measure and adjust on site, and deliver a clear report your engineer and your general contractor can use right away. Reports in English or French.

Air Balancing to Design
Supply, return and exhaust airflow at every diffuser and grille (CFM and L/s), RTU or furnace fan data, outdoor air verification, and adjustment of dampers to reach the design values on the mechanical drawings.
Kitchen Hood & Make-Up Air
Hood exhaust airflow per section, make-up air unit supply and temperature, kitchen pressure relative to the dining room — so smoke stays in the hood and doors open normally.
Report for Your Engineer
Measured vs design values with % of design, fan data, deficiencies and limitations, signed and dated — the document mechanical engineers typically request before issuing their general review letter.
Restaurants, Cafés & Bars
New openings, change of tenant, hood replacement or new make-up air unit — before the City and Ottawa Public Health inspections.
Clinics, Dental & Medical Suites
Room-by-room airflow and air changes per hour (ACH) for small healthcare fit-outs, with reference to CSA Z317.2.
Retail, Offices & Small Fit-Outs
Tenant improvements with one or two rooftop units, a handful of VAV boxes or a split system with fresh-air supply — general contractors, mechanical contractors and owners.
Quote in One Business Day
Send the M drawings, the equipment schedule or photos of the units and the ceiling layout. You get a fixed scope and price, with pre-readings and duct leakage testing clearly separated if your specification asks for them.
Booked Around Your Inspection
Tell us your target inspection or opening date; we schedule the site visit accordingly. Most small projects are measured in a single visit when the system is complete and running.
Report Shortly After the Visit
The report follows quickly after testing so your engineer can complete the general review. If deficiencies are found, we list them clearly and re-test after the contractor's correction.

Air balance report for occupancy — frequently asked questions

An air balance report (also called a TAB report — Testing, Adjusting and Balancing) documents the airflow measured at each supply diffuser, return grille and exhaust grille, and at the HVAC equipment, compared with the design values on the mechanical drawings. It shows measured airflow in CFM and L/s, the percentage of design, fan and motor data, outdoor air, and any deficiencies found. Prepared by an independent TAB firm following AABC or NEBB procedures, it is the document the mechanical engineer typically relies on to confirm the system performs as designed before the project is closed out.

It depends on the scope, not on the floor area alone. The main factors are: the number of HVAC units (rooftop unit, furnace, make-up air unit, exhaust fans, HRV/ERV); the number of diffusers and grilles to measure and adjust; whether a kitchen hood and its make-up air are included; access (ceiling height, lift required, after-hours work); whether pre-readings or duct leakage testing are specified; and whether the system is complete and running on the day of the visit, since a return visit adds cost. Send us the mechanical drawings or photos of the equipment and we provide a fixed price within one business day.

The City relies on the design professional's general review for engineered HVAC systems. On most commercial fit-outs and restaurants, the mechanical engineer asks for an independent air balance (TAB) report before confirming that the system was installed and performs as designed. Check your permit drawings and your engineer's requirements — we can review them with you.

Yes. A single rooftop unit with a few diffusers, or one kitchen hood with its make-up air unit, is typically measured and adjusted in one visit. We quote small projects at a fixed price so you know the cost before booking.

The mechanical drawings (M sheets) or the equipment schedule, the address, and your target inspection date. Photos of the units and the ceiling layout also work for very small jobs.

We adjust what can be adjusted on site. If equipment, ductwork or controls prevent reaching the design, we document the deficiencies with measured values so your mechanical contractor can correct them, then we re-test the affected items.

Yes — Ottawa, Gatineau and the Outaouais, with reports in English or French.

About GreenTech Air Balancing - Our Process and Expertise
How We Work

How To Work With
GreenTech Air Balancing

Professional HVAC Balancing Service 1
System Assessment & Technical Review

We begin with a detailed review of the HVAC systems to understand design intent, current operating conditions, and performance gaps. Our team evaluates airflow, waterflow, static pressure, and control sequences to establish an accurate baseline before any adjustments are made.

Professional HVAC Balancing Service 2
Precision Testing & Field Measurements

Using industry-standard TAB instruments, we perform precise field measurements across the entire system — diffusers, grilles, VAV boxes, terminal units, hydronic loops, and mechanical equipment. Each measurement follows recognized balancing procedures to ensure repeatable and reliable results.

Professional HVAC Balancing Service 3
Final Balancing, Compliance & Documentation

Once optimal performance is achieved, we compile a comprehensive report including measured data, compliance verification, system observations, and corrective recommendations. Our documentation is structured for engineers, consultants, and facility managers to support long-term building efficiency.
